Guest House Accommodation - All rates are per person, per night with the exception of the family room, which is priced on a per room basis.
All prices include full Scottish breakfast.
We welcome block bookings and special rates can be arranged.
Evening Meals are available by prior arrangement only and we regret that we are unable to offer this service during June July and August. A 3 course meal and coffee is from £16.50 per person.

Information and Booking Conditions
Reservations: must be confirmed in writing or email and guaranteed by a deposit.
Cancellations: In accordance with Visit Scotland. " A guest wishing to cancel a booking without becoming liable for a lage cancellation charge must now do so 5 days before they are due to arrive. if a guest dones not stay for the total lenght of their booking then we may rquest reimbursment for the loss of revenue as a result of the tooms sitting empty"
Check-in: Is normally after 4pm. If an earlier check-in is required please enquire in advance.
Late Arrivals: Please finform us if you are likely to be after 9pm.
Check-out: Rooms hsould be vacated by 10.00am on day of departure.
Breakfast: Breakfast is served at 8.00am or 8.30am if an earlier breakfast is required please enquire in advance.
Smoking: ALL rooms are non smoking. Please note that smoking in public areas is forbidden by law in Scotland.
Payment: Payments are due upon arrival. Cheques are accepted with a current U.K. bank card. We do not accept credit cards.
Dogs: Sorry but we do not have to facilities to be able to accomodate dogs.
